FAQ

Krie India is a multi-disciplinary design firm offering architecture, interior design, and project audit services. We work on residential, commercial, and institutional projects — from concept and planning to execution oversight and quality verification.

We work with homeowners, real estate developers, corporate clients, hospitality brands, and institutional organisations across India. Whether you're building a new home, renovating an office, or overseeing a large capital project, we have the expertise to serve you.

Krie India is headquartered in the NCR region and serves clients pan-India. Our teams have executed projects in Delhi, Gurgaon, Noida, Gwalior, Dehradun,Haridwar, and beyond. We also provide remote design consultations. For project audits, we travel to sites anywhere in India upon engagement.

When your architect and interior designer work under one roof, the design remains cohesive from structure to finish. There are no communication gaps between teams, no contradictory specifications, and no finger-pointing during execution. Krie India's integrated approach typically saves clients both time and cost.

KRIE Shield Services are optional add-on protection layers designed to give clients greater control, transparency, and peace of mind during site execution. They address the most common on-site risks — wrong execution, material substitution, delays, and overbilling — while keeping your contractor accountable throughout. There are four Shield options to choose from: Design Shield : covers design detailing support, styling guidance, and fortnightly online reviews. Quality Shield : includes contractor vetting and agreements, quality benchmark manuals, snag lists, and quality and testing audits. Cost Shield : provides financial audit, payment certification support, and contractor vetting. Complete Shield : combines all three shields plus a cloud project dashboard for full end-to-end coverage. You may opt for any Shield individually based on where you need the most protection, or choose Complete Shield for comprehensive assurance. For clients who are not based in the city, managing contractors remotely, or undertaking a high-value project, KRIE Shield Services are strongly recommended.

Yes — Krie India offers complete design-build and turnkey interior solutions, where we handle everything from concept design to final handover under one roof. However, we offer this service exclusively in Noida and Greater Noida. This is a deliberate choice. Turnkey execution demands hands-on, day-to-day supervision — material deliveries, contractor coordination, quality checks, and real-time problem solving. We believe that quality of execution should never be compromised by distance, so we only take on turnkey projects in regions where we can maintain full, direct control. If your project is in Noida or Greater Noida, you get the complete Krie India experience: one point of accountability, zero handoff risk, and a finished space that matches exactly what was designed.

Yes. Krie India has received multiple prestigious industry awards recognising our design excellence and innovation. We have been honoured with the Creative Minds in Interior Design (Ongoing Project Category) and Creative Minds in Architecture (Conceptual Project Category) awards by ICA FOAID — one of India's most respected platforms for architecture and design. We have also been awarded Most Innovative & Rising Architect & Interior Designer of the Year 2024 and Most Futuristic & Promising Architecture & Interior Design Firm of the Year 2024 by the Architecture & Interior Design Excellence Awards & Conference. Beyond awards, one of our projects is set to be featured in an upcoming issue of a leading design publication — a reflection of the creative and technical standard we hold across every project we undertake.

Architectural design at Krie India covers the full project lifecycle: site analysis, concept design, schematic drawings, design development, working drawings, structural coordination, MEP coordination, approvals, and site supervision. We ensure your building is beautiful, functional, and code-compliant.

Yes. We assist clients in preparing and submitting drawings for local body approvals, RERA compliance, and occupancy certificates. Our team is familiar with NBC guidelines, and state-level building bylaws. Tip: Involve your architect before acquiring the plot — zoning regulations can significantly affect what you can build.

Yes. Our portfolio spans luxury residences, villas, apartments, office spaces, retail outlets, hospitality properties, and mixed-use developments. Each project type comes with unique functional and regulatory requirements, and our team is experienced across all of them.

Sustainability is embedded in our design process. We consider passive cooling, natural ventilation, optimal building orientation, energy-efficient materials, rainwater harvesting, and solar integration from the very first sketch. We can also support IGBC or LEED green rating documentation for eligible projects.

We offer architectural supervision as part of our services. Our team makes scheduled and surprise site visits to verify that construction aligns with the approved drawings, specified materials are used, and quality standards are maintained. This is separate from our dedicated Project Audit service.

Ideally, before or at the same time as you hire your architect or contractor. An interior designer brought in early can influence structural decisions — such as beam placement, slab thickness for underfloor heating, or electrical conduit routing — that become very expensive to change later. A good rule of thumb: the earlier you bring your designer in, the more value they add and the less rework you pay for.

Our team is fluent in a wide range of styles — contemporary Indian, modern minimalist, transitional, Japandi, luxury classic, and bespoke eclectic. More importantly, we design around you. Our process begins by understanding your lifestyle, taste, and functional needs before we decide on an aesthetic direction.

Yes. We design and oversee the supply and installation of modular kitchens, wardrobes, storage units, and custom millwork. We work with trusted vendors to ensure the quality of materials and finishes matches what was specified at design stage.

Absolutely. Client collaboration is central to how we work. We take you through curated material presentations — tiles, stones, flooring, hardware, upholstery, and paint — so you can make informed decisions. We will tell you the pros, cons, and cost implications of each option candidly.

Yes. We source furniture, lighting, art, and accessories through our network of premium vendors and craftsmen. We handle the procurement, logistics, and installation so you receive a fully finished space. Procurement can also be planned from China as if recommended by the client. We provide complete transparency on vendor pricing and our fees.

Yes. We have worked with many clients who prioritise Vastu Shastra. Our designers are familiar with Vastu principles and can incorporate them thoughtfully without compromising on aesthetics or functionality. We believe good design and Vastu can work hand in hand.

A project audit is an independent, systematic review of your construction project's cost, quality, progress, and compliance. It verifies that contractors and vendors are delivering what was agreed in the contract — in terms of materials, workmanship, quantities, and timelines. Construction audits typically help owners recover 5-10% or more of overall project costs through identified overcharges and non-compliance.

Anyone commissioning a construction project benefits from an audit — real estate developers, corporate occupiers, institutional owners, lenders, and individual homeowners managing large projects. If you are not physically present on site every day, a project audit gives you independent eyes.

Our audits cover: Document review (drawings, BoQ, contracts, approvals), Physical site verification (material quality, workmanship, quantities installed), Financial review (billing vs. actual work done, material procurement records), and Compliance checks (NBC, local bylaws, structural safety). We then deliver a detailed report with findings and recommendations.

An external auditor like Krie India is objective and impartial. Your site engineer may have been party to many decisions and is unlikely to challenge them. An external auditor brings a fresh perspective, benchmarks your project against industry best practice, and provides findings that carry credibility with contractors, lenders, and management.

Ideally, at every major milestone — pre-construction (before work begins), mid-construction (foundation, structure, finishing), and at project closeout. Starting audits early allows maximum cost avoidance. A closeout audit alone is still valuable for identifying overcharges before final payment

Yes — this is one of the most common reasons clients approach us. We analyse the root causes of delays and cost overruns, identify whether they are genuine or contractor-generated, and recommend corrective actions. Our findings help you negotiate better and regain control of your project.

Our process has five stages: Discovery (understanding your needs, site, and budget) → Concept Design (preliminary layouts and design direction) → Design Development (detailed drawings, material selections) → Working Drawings (construction-ready documentation) → Execution Oversight (site visits and quality verification). You are involved and informed at every stage.

Timelines depend on scope. A single room redesign may take 2–4 weeks. A full 3BHK interior fit-out typically takes 4–6 months from concept to handover. A large residential or commercial project can take 8–18 months. We provide a realistic timeline at the outset and keep you updated throughout.

For architecture and supervision projects, we schedule regular milestone visits tied to construction stages — and additional visits if issues arise. For project audits, visit frequency is agreed in the scope — from a single audit to a monthly retained schedule. We document every visit with photographs and a written report.

To begin, we need: project location and site dimensions, building plans (if available), approximate budget, intended use of the space, and a brief of your requirements. We will guide you through the rest. You can share these via email or WhatsApp to schedule a consultation call.

Our fees are structured based on project scope and can be quoted as a fixed lump sum, a percentage of project cost, or an area-based rate (per sq ft). We discuss all fee options transparently at the initial consultation. Architecture fees in India typically range from Rs 80 –Rs 200 per sq ft. Interior design fees vary from Rs 150–Rs 600 per sq ft depending on scope and finish level.

Interior fit-out costs vary significantly based on city, materials, and finish level. A standard fit-out for a 3BHK in the NCR might range from Rs 25–Rs 35 lakhs including modular units, flooring, lighting, and soft furnishings. A premium or luxury fit-out can exceed Rs 60 lakhs. We provide a detailed cost estimate after your consultation.

No hidden costs. We believe in complete financial transparency. Our proposals clearly separate design fees, material costs, vendor costs, and execution charges. Any change orders — modifications you request after work begins — are priced and approved by you before work proceeds.

Yes. Your budget is our starting point, not an afterthought. Once you share your investment range, we design accordingly — prioritising spend where it has the most visual and functional impact and suggesting cost-effective alternatives where savings can be made without compromising quality.

Project audit fees depend on project size, audit scope, and visit frequency. We offer single-visit audits, milestone audits, and retained monthly audits. Fees are quoted as a fixed professional fee based on the specific scope of work. Contact us for a tailored quote.

This is one of the most common concerns — and one of the core reasons project audits exist. Material substitution by contractors is a widespread problem in India. Krie India's audit service physically verifies materials on site, checks purchase vouchers against BoQ specifications, and identifies substitutions before payment is made.

Start by requesting a detailed bill of quantities reconciliation from your contractor. Engage a project auditor to independently verify what has actually been executed versus what has been billed. Many overruns contain legitimate billing errors, duplicate claims, or items not yet executed. We have helped clients recover significant amounts through this process

Design is iterative. Our process includes formal review milestones where you provide feedback before we proceed to the next stage. If your preferences change mid-project, we will assess the impact on timeline and cost honestly and discuss the best path forward. Open communication is central to how we work.

We provide documented evidence — photographs, material test reports, measurement records — that forms the factual basis for resolving contractor disputes. Our project audit reports are neutral and evidence-based, and carry weight with contractors, arbitrators, and lenders. We help you avoid disputes by identifying issues early.

A fair concern. We encourage you to check past clients testimonials, and ask for documented project outcomes . We are happy to arrange this.

Structural defects after construction are a serious liability. A post-construction technical audit can document defects, identify root causes (design, material, or workmanship), and support claims against the contractor. Early intervention through construction-stage audits is the best way to prevent defects from occurring in the first place.

Yes. While our team is based in the NCR, we undertake projects across India. For design projects, much of the work can be conducted remotely with periodic site visits. For project audits, we travel to site and can embed a team member for the duration of the engagement if required.
